About

What this is, and what it isn't.

A private tool for one buyer, built because no listing site prices a Section 502 Direct loan properly and that is the program that changes what you can afford.

Where the numbers come from

Rural eligibility is a point-in-polygon test against USDA Rural Development's own ineligible-area layer, bundled so the common case costs no network call, and escalated to the live service when a point sits within 150 m of a simplified boundary. It agreed with the live service on 14 of 14 Triangle test points.

Payment maths follows the published handbook: payment assistance method 2 under HB-1-3550 ¶6.12A, terms under ¶6.9, ratios under ¶4.22. Every figure in the code carries its source URL.

Assessed values and parcels come from NC OneMap. Drive times come from OSRM. Listings come from one property feed, refreshed weekly.

What it cannot tell you

It cannot tell you whether you qualify. That is USDA's determination and it involves income verification, credit and an appraisal none of which happen here. The board computes whether a listing clears the published rules, which is a different and smaller claim.

It cannot promise a payment. Nothing here is quoted by a lender, and the Direct subsidy is contingent on approval and recertified annually.

A parcel lookup can land on the wrong parcel — a shared drive, a developer's undivided tract. Where the assessed value falls outside 0.4× to 1.6× the asking price it is rejected and tax is estimated from the asking price instead, and the listing says so.

Drive times marked est. are to the town centre, not the address.

What it deliberately does not do

It does not scrape listing portals. Zillow and Redfin both prohibit it, and both would have supplied photographs and listing pages this site otherwise lacks. Cards link out to the portals instead, so the photos are one tap away on the portal's own terms.

There are no reviews or testimonials here, because there is nothing to review. This is a tool one person uses to buy one house.
